We have an uncompromising rule to "buy right". We always purchase at 70-75% of what the home will be valued at after it's fixed up, minus the rehab and fees. We also run our numbers conservatively. If comparable houses are selling for $300,000, we'll run numbers at $275,000 for example, and make sure we're able to profit something at a worst case scenario. PLUS, we have an amazing team of realtors and inspectors who help make sure we're not buying a bad deal.

This is the number one reason we do our best work to "buy right". Although we've never had that happen, if a house was not to sell we would do what's called a "Cash-Out Refi", convert it into a rental property and hold it. A bank will only give you a mortgage of 80% of the value of an investment property meaning we'd have to bring 20% to the table. However, if we're all in (including rehab) at 75% or lower, the bank would give us all of our money back which would pay off all loans with interest.
